Costco - Kentucky

Total area: 154,199 SF

Usage: Retail Warehouse

Location: Lousiville, KY

This project included food preparation areas, coolers, freezers, an auto center, and a small eye exam center. Costco buildings are built in 110 days from breaking ground to the grand opening. Approximately day 76 temporary certificate of occupancy is required to accommodate tenant racking with a fully operational life safety system satisfying local fire department requirements. This project also included a gas station in the corner of the site. This project was only the second building to be completed under a new prototype floor plan, which started 6 weeks later than the first prototype running concurrently on the west coast, requiring extensive plan review sessions with the design team to eliminate potential construction conflicts.

Costco - Ohio

This project involved a unique coordination of Costco’s site development requirements with the ongoing campus development by two other general contractors working for the developer. Coordination of design and engineering between the multiple parties including two civil engineers and two architects.

Costco Distribution Center (Depot)

Total area: 268,000 SF

Usage: Dock Expansion

Location: Morris, IL

This project involved just one of the three buildings at this location totaling 850,000 SF. Work included demolition of existing warehouse area to accommodate new dock positions and packing equipment. All work performed within a fully operational distribution center with strict security requirements.

Fitness Squared – Club Longitude

Three story full gut interior renovation of a fully occupied health club and spa. Completed project includes state of the art gym equipment, dedicated yoga, cycling, and boxing studios, a cross fit area as well as traditional free weight and machine spaces. Luxury amenities include a spa, lap pool, steam rooms, dry sauna, and laundry service, as well as a health conscious restaurant and wine bar.

Dick’s Sporting Goods

Total area: 51,000 SF

Location: Arlington Heights, IL

Ground up construction of a new masonry and glass façade building. The project consisted of typical retail finishes including vinyl plank flooring, and a slat wall perimeter for shelving as well as more unique finishes including extensive millwork, and audio/visual work throughout. Some of the unique areas constructed within the facility included a small indoor driving range, putting green, and archery range.

Global Essence Headquarters

Full gut and renovation of an existing warehouse space to accommodate a new office space, a new laboratory, and hazardous material storage areas as well as traditional warehouse space. The project included façade and entry rework as well as new loading docks.

Subdivide the existing building and remodel the office area. Remove and replace unit heaters throughout the warehouse spaces. Remove and replace incoming water service with separate fire and domestic lines for both tenant spaces. Remove and replace existing sanitary sewer lines with larger lines to accommodate the heavy discharge from the laundry. Add a booster pump to the laundry water service and a filtered sewage ejection system for the laundry waste.

Inspect and survey an existing bank building for purchase. Generated a report of code deficiencies as well as building and site conditions and a current and future necessary repair schedule.

North Park Mall

Manage the design and engineering for the capital improvements and redevelopment of the 340,000 SF mall including a redesign of a 120,000 SF tenant space which included 3 restaurants to better consolidate and downsize their use to 80,000 SF and make room for a new 40,000 SF tenant.

North Park Mall Outlot

Construction Management services overseeing another General Contractor building the spec building and site improvements. Managed the process of utility relocations, infrastructure improvements, and services to the building and tenants as well as coordinated all tenant construction projects for the 7 tenants in the building including Chipotle, Dunkin Donuts, Stella’s, T-Mobile, Sprint, Firehouse Subs, and a dentist office. Saved the owner 8% in base building costs via value engineering (after the contracted GC was given the opportunity to come up with any) and change order review, at a rate of over five times our contract value.

FMC Chicago (3500 Grand)

Oversaw the demolition of the existing building and manage the process of utility relocations, infrastructure improvements, and services to the building. Provide construction management services for the ground-up construction of the steel frame building with perimeter heavy gauge studs with brick and EIFS face. This project included polypropylene piping for acid waste drainage to handle the discharge from the dialysis machines.

FMC Zion

Construction of a ground-up medical office building consisting of a steel frame on load bearing masonry walls with a brick and EIFS face. This project included more than 60 floor penetrations to accommodate their extensive waste system servicing the dialysis machines and equipment.

Wieland Metals

This ground up brick wainscot and metal panel building for a metal fabricator specializing in copper and copper alloys consisted of two areas of their production, the knurling floor, and the slitting floor. Due to the weight of products and equipment used the floors were 12” thick fiber- mesh concrete with two layers of welded wire fabric.

MDOT – District Headquarters

Two story office building and site development. This is a steel structure with cold formed metal joist roof framing supporting a standing seam metal roof, and brick exterior on metal studs. This project is their disaster recovery location so wind and seismic loads were greatly exceeded for this area.

Health & Human Services

Location: Bay St Louis, MS

Two story office building and site development. This is a steel structure with a standing seam metal roof and brick exterior on metal studs. This project accommodates the Hancock County Health and Human Services Department including the Health Department, Child Support, Economic Assistance, and Family & Child Services. This building sits on the coast of Mississippi and was designed for 140 MPH wind loads. Funding for the project included FEMA and MEMA money received as part of the Hurricane Katrina relief program requiring certified payrolls and bonding.

Midwest Ballistics

Usage: Police & F.D. Training Facility

Location: Kenosha, WI

Design Development services for the proposed Police and F.D. training facility including indoor rifle and pistol ranges, Martial Arts Training room, secure gun storage, and Sim-City. Sim-City is a section of the building which simulates buildings and streetscapes with targets that pop out for live fire exercises. The project also included an indoor archery range open to the public. The exterior parking lot is shallow grade to allow high speed vehicle pursuit and proficiency drills for both Police and Fire Departments.

CCA Academy

APL Logistics

Ground up warehouse project for a globally integrated third-party logistics company as a member of the Kintetsu World Express group. Negotiated reduction in smoke exhaust requirements with the Village as well as designed 70,000 SF of explosion proof rooms, and a warm room built to raise the temperature of the product to prevent clouding in items such as shampoos during transportation.

Banner Wholesale Grocers

This project included the construction of a small wholesale grocery store with mezzanine offices as well as a warehouse storage facility with remote check-out areas built with masonry partitions to handle heavy commercial use.

Westfield Old Orchard Mall
